Yes you can! We will put in place all of your viewing requirements, including property selections, accommodation and airport transfers – we just ask you to book your own flights. Terms and conditions do apply, so please contact us for more information.

For lawyers fees, you can expect to pay around 1% of the agreed price, plus real expenses and VAT. The real expenses will vary dependant upon your individual case, but your lawyer will be able to give you a detailed breakdown before you reserve your property so that you will know exactly how much you will need to pay.

Yes we can! We work with a team of very experienced, independent lawyers who will help you all the way through the conveyancing process.

Don’t let the lack of title deeds put you off buying your dream home. Many properties are bought and sold very safely in Cyprus without title deeds. Your legal team will carry out all of the legal checks against the property and advise you as to whether or not it is a safe purchase. Your purchase will be progressed under an assignment agreement, where all of the first time owners rights are transferred to you on completion, and this document will be lodged at the Land Registry, making you the beneficial owner.

Yes, we will ask you to sign an agency agreement with us. This will state all of our terms and conditions, and will confirm the asking price and our fees so that everything is transparent from the beginning. 

Yes we do! Once your sale is completed we receive our fees from the proceeds from the sale.

Immigration

Your Home Cyprus has extensive experience of dealing with a wide range of immigration applications, from Category F (Permanent residency) to Visitors Visa, Working Visas and MUKW applications. In association with our external partners, we offer a speedy, efficient and professional service to take all of the stress out of your immigration process.

Not necessarily. If we can establish residential links to Cyprus from three years ago, we can help you to obtain an MUKW. This will give you the rights of work, healthcare and unrestricted travel to and from Cyprus.

As a non European citizen, you will need to put in place a visitors visa if you want to stay beyond the 90 days visa free period. This will allow you to live freely in Cyprus but you can’t be out of the country for more than 90 days out of every 180, and you won’t be able to work whilst you are here. Immigration will need you to show that you can support yourself financially, that you have sufficient income or savings to support yourself and that your healthcare is organised. From January 2023, they will also require blood tests, chest xrays, clean criminal record, and a bank guarantee. The visitors visa is valid for one year, after which you will need to reapply if you wish to stay. After 5 years of visitors visas, you will become entitled to apply for permanent residency. Our team is very experienced in organising all of this and can help you through this complex process.

If you know that you intend to make Cyprus your forever home, then yes, it is a good idea to consider Category F. 

There are two category F routes – fast track and slow track. 

  • Category 6.2 (Fast Track Permanent Residency) can be obtained by investing at least €300.000 (plus VAT) in a brand-new house or apartment in Cyprus.
  • Permanent Residency Category F (Slow Track) requires an investment in real estate of at least €100,000 (plus VAT) or a valid rental agreement, and annual income from abroad which covers living expenses while residing in Cyprus, without working or doing business. The required yearly income starts from €9568 for one applicant plus €4613 for each dependent person.
